M Mall 020, the newest shopping mall in George Town, is located at the back of Penang Times Square.
M Mall 020 is the newest shopping mall in George Town. Opened in 2015, the mall actually formed the second phase of the Penang Times Square project.
As with the rest of Penang Times Square, M Mall 020 carries a boxy design. Nonetheless, the mall contains a number of attractions, such as the first wax museum on Penang Island, themed 'streets' at each level depicting different nations and several artistic decorations.

The first phase of the Penang Times Square project, named Birch the Plaza, had been completed in 2009 to the northwest of M Mall 020. However, since its inception, Birch the Plaza has been struggling with low tenancy rates, coupled with a lack of shopper traffic due to the very few entertainment options compared to other shopping malls in George Town.
M Mall 020 was conceived as part of the second phase of the Penang Times Square redevelopment project. The second phase was initially named Birch Regency, although it is now called the Ivory Tower after its developer, Ivory Properties Group. The property is situated at the southern end of Penang Times Square, bounded by the Penang Times Square outdoor plaza to the north, Kampung Jawa Lama to the west and Jalan Timah to the south.

As with the rest of Penang Times Square, M Mall 020 adopts a boxy, squarish design. To keep up with the competition, the developer has included the first wax museum on Penang Island inside the shopping mall, as well as nationally-themed 'streets' at every level (Britain, Hong Kong, Japan, Korea and Thailand 'streets'). The four-storey shopping mall also contains three floors of internal car parks.
M Mall 020 was officially opened to the public in October 2015.

Perhaps the biggest and newest attraction inside M Mall 020 is the Penang Fun Filled Wax Museum. Opened in February 2016, it is Penang's very first wax museum. Among the celebrities depicted inside the wax museum are Queen Elizabeth II, James Bond, Mr. Bean, Jackie Chan, U.S. President Barack Obama, Steve Jobs and Nelson Mandela.
However, there is a notable absence of major retail and entertainment big names. The new mall currently contains various retail outlets and eateries, many of which are relatively less well-known.
